Purchasing a Shared Equity Home

To buy a New Home from Heritage Homes as a Shared Equity Dwelling at 65% of it’s Market Price you must be a Specified Eligible Person.

Who is eligible?

  • This scheme is available to ALL BUYERS (rather than just first time buyers)
  • Your household income must be less than £80,000 p.a.
  • You can obtain a capital repayment mortgage with a qualifying lender
  • You must have access to a minimum 5% deposit and be able to cover your legal fees
  • You are not a buy-to-let investor and the property must be your only property at the time of completion
  • You must meet the sustainability requirements
  • You must REGISTER on the Register of Applicants maintained by “Help to Buy SW” who will assess and agree your eligibility to buy an Intermediate Shared Equity Home. Go to: www.helptobuysw.org.uk
  • You must also pass a Financial Assessment which must be undertaken by an Independent Financial Advisor (IFA) approved by “Help to Buy SW” for this scheme. Heritage will arrange an appointment for you with the IFA to carry out this assessment and arrange any Shared Equity Mortgage which you may require through an approved qualifying scheme with a mainstream mortgage lender.

This scheme is only available on specified homes within the Development.

“Help to Buy SW”
Discretionary Criteria

As standard all assessments are based on a 25 year mortgage term, “Help to Buy SW” may have the discretion to reduce or extend the mortgage term (up to a maximum of 40 years in cases where affordability is border line) and you must have the relevant working years.

Restrictions On Resale

The 20% discount you receive on the Market Price of the property is subject to restrictions on resale of the property set out in Section 3(1) of the 2016 Housing and Planning Act and the “Regulations” made by the Secretary of State.

If on the date you Exchange Contracts the “Regulations are NOT in force then from the date 1 Year after Legal Completion of your purchase the consideration for which your property may be disposed of shall be as follows:

  • Year 1 - 84% of Market Value
  • Year 2 - 88% of Market Value
  • Year 3 - 92% of Market Value
  • Year 4 - 96% of Market Value
  • Year 5 - 100% of Market Value
